Test and Balance Corporation (TABC) was employed by USF to provide a 3rd party independent mechanical, electrical and controls (MEC) system analysis for the existing USF Johnnie Byrd, Sr., Alzheimer’s Center & Research Institute (JBAC&RI) ~ 100,000 ft2 located in Tampa, FL. USF’s incentive for hiring TABC was to obtain assistance in determining why JBAC&RI’s MEC systems have never performed in accordance with the basis of design (BOD) nor anticipated expectations.
TABC was advised that since no formal training had been received by USF when the facility was transferred over to them, USF needed to know how to operate the building automation system (BAS) up to its full potential, including how to make adjustments to tap into all of the system’s features and capabilities. USF correctly reasoned that having a more complete understanding of the facility’s MEC systems and the BAS would enable their personnel to optimize overall HVAC system performance and help eliminate current, and significant, operational inefficiencies.
